BF Training Video & Transcript: Submitting a Takedown Request (Builder Manager)
Starting a Takedown Request: Click “Takedown” in the top right corner.
Enter "project," "takedown date," and "takedown type."
Takedown type defaults to standard; can change to cash-in-lieu.
Selecting Lot Types:
Must select all required lot types for the takedown date to proceed.
After selecting, click "Create Draft."
On the next page, select lots to add to your request.
Select lots from each lot type.
Prompted to move to the next type after completing the first.
View premiums for lots; premiums disappear as you hit the takedown lot threshold. Lot selection updates in real-time.
Reviewing the Takedown Request:
Once ready, select “Go to Summary.”
Summary Includes:
Breakdown by lot type, phase, specific lot numbers, gross purchase price, and deposit credits.
Notes field (bottom of the tab): visible to title and escrow, as well as capital partners.
Notes field (right side of the page): visible ONLY to capital partners
Review and submit the takedown request.
The takedown request moves to the “Pending” tab under takedown requests.
Other Tabs:
Draft:
Uncompleted takedown requests can be saved as drafts.
Appears in the "Draft" tab.
Save requests here if you don't have all the required information—complete later.
Draft takedowns can be deleted.
Internal Review:
Used if the builder team requires internal review before submission to the capital partner.
For builder teams with multi-level review processes (division to HQ).
Takedown requests marked for internal review by multiple team members.
Pending:
Takedown requests submitted by the builder team for review by the capital partner.
Accepted:
Takedown request accepted by the capital partner.
Cash-in-Lieu:
Takedown request marked as "cash-in-lieu" (no specific lots selected).
Reviewed by the capital partner team.
Falls under "Cash-in-Lieu".
Declined:
Takedown request denied by the capital partner.
Builder must correct issues and resubmit for approval.
Archived:
Once accepted and the wire is received by the capital partner, requests move to the "Archived" tab for long-term visibility.
